Burj Dubai's 94th floor bought for Dh44 million

DUBAI — A European investor has bought for Dh44 million the world's highest office-level measuring 11,000 sq ft on the 94th floor of Burj Dubai, now the highest building on earth at 604.9 metres.

The sale was facilitated by Dubai-based Eqarat.com, the preferred sales agent for all the real-estate projects of Emaar Properties, developer of the 159-floor Burj Dubai, the agent said in a statement yesterday.

Eqarat.com did not reveal the investor, but described the deal as a "successful acquisition of the most coveted commercial real-estate property within the globally renowned landmark".

The statement said that intense competition among property developers and high-profile investors has made it difficult for buyers to acquire their ideal properties in Dubai, which is seeing tremendous growth in the construction industry.

"It brings us pride to have successfully facilitated the sale of the most sought-after commercial space in Dubai at present, as a result of our market strategy, which we have gained through extensive knowledge of the local market," said Ali Al Rahma, CEO of Eqarat.com.

Burj Dubai is the centrepiece project in Emaar's 500-acre Downtown Burj Dubai development, which includes residences, hotels, retail spaces and community centres, among other things

First aerial footage of 600m+ Burj Dubai

The first aerial films and photos of Burj Dubai's breakthrough the 600-metre mark have been published by ArabianBusiness.com in a world exclusive.

Burj Dubai, which is the world's tallest structure, has now reached a height of 604.9 metres (1985 feet) with 159 floors completed. ArabianBusiness.com was able to secure the photographs of the landmark building via a helicopter ride over Dubai on February 2, a day after developer Emaar confirmed the 600 metre-mark had been breached.

According to Burj Dubai's official website, the building had reached a height of 598.5 metres (1964 feet), with 158 floors completed by December 27 last year.

Hundreds queue all night for Burj Dubai units



More than 300 people spent Friday night queuing up outside Emaar Properties' Burj Dubai sales centre, desperate to grab several new units in the developer's flagship project.

In unprecedented scenes, some buyers are thought to have paid nearly 8 million dirhams ($2.18 million) for one bedroom apartments in the Burj itself, and over 2 million dirhams for one bedroom apartments in Downtown Burj Dubai.

Emaar announced on Thursday it would be hosting a sales event for an "exclusive collection" of high-end homes drawn from various residential projects in Downtown Burj Dubai.

Residential projects included The Old Town, The Residences, South Ridge, Burj Dubai Lake Hotel & Serviced Apartments and The Dubai Mall Hotel & Serviced Apartments, some of which are ready to move into immediately.

The units officially went on sale at 9am on Saturday morning. However, by 3am queues had already built up, with many eager buyers bringing blankets, food and drink with them. Many were armed with cheque books and passports, keen to snap up anything they could.

"It got busy very early. The rumours have been going around of units going for 3,000 dirhams per square foot, which is very high but most people still think the price is going to rise a lot more as the Burj Dubai nears completion," said Robert Macnair, branch manager of property consultants Sherwoods.

"Many of these properties have gone up 25% in value within the last three months alone.”

Downtown Burj Dubai is being marketed as "a city within a city", and will include 30,000 homes, nine hotels, 6.2 acres of parkland, 19 residential towers, the Dubai Mall, and a 30-acre manmade lake.

The Burj Dubai, the tallest building in the world, will be the centrepiece of the $20 billion development.

Emaar accelerates Burj Dubai construction

Construction of what will be the world's tallest structure, the Burj Dubai, has been stepped up to meet an accelerated schedule, Dubai developer Emaar Properties said on Tuesday, without giving further details.

The state-controlled company said metal cladding on the building is 50% complete, with the reflective material now covering 80 storeys of its exterior, an area of over 50,000 square metres.

“The architectural and design splendour of Burj Dubai is now coming to fruition with the installation of the cladding, which is being executed on an accelerated schedule,” Ahmad Al Matrooshi, UAE managing director of Emaar Properties, said in a statement.

“With 50% of the [cladding] work completed, Burj Dubai is setting new milestones in the speed of construction of super-high-rises."

Emaar announced last month the Burj Dubai reached the 600-metre mark as it continues to solidify its position as the tallest structure in the world.

At over 600 metres, the iconic mega-structure is over 90 metres higher than the world's tallest building, Taiwan's Taipei 101, and over 40 metres higher than the world's tallest free-standing structure, Toronto's CN Tower.

The only structure now left for the Burj to overtake is the KVLY/KTHI television mast in Blanchard, US, which measures 628.8 metres.

The Burj Dubai will not be officially recognised as the world's tallest structure until it is completed, which is expected before the end of 2008.

When completed, the tower will be the tallest building in the world in all four categories recognised by the Council on Tall Buildings and Urban Habitat (CTBUH), which ranks buildings on the basis of spire height, the highest occupied floor, roof height and pinnacle height.

Construction of the building's concrete structure finished at around 585 metres and contractors are currently working on the steel structure on top and the spire.

The spire will be built from the inside of the building and raised up using a hydraulic pump - meaning that the height will be adjustable.

Emaar has remained tight lipped over the final height, but it is rumoured to be between 700 and 1,000 metres.

Local media reports last year said the final height of the Burj would be 818 metres, citing architects drawings posted on the internet.

The Burj Dubai is to be the centrepiece of a city within a city, Downtown Burj Dubai. The development as a whole will include 30,000 homes, nine hotels, 6.2 acres of parkland, 19 residential towers, the Dubai Mall, and a 30-acre manmade lake. The development will cost around $20 billion.

Emaar has partnered with South Korean construction firm Samsung Corporation and New York-based project manager Turner Construction on the project, which has been designed by Adrian Smith and Skidmore, Owings & Merrill of Chicago.

Burj Dubai completes 50 per cent cladding work

Dubai, UAE; February 5, 2008: Burj Dubai, the world’s tallest building being developed by Emaar Properties PJSC, has completed 50 per cent of its cladding work that is undertaken on an accelerated schedule by Arabian Aluminium Company. More than 12,000 panels covering an area of over 50,000 sq m has been installed on the tower, which is now the world’s tallest free-standing structure. Burj Dubai is now 604.9 metres. The final height and number of levels have not been revealed.

The cladding work on Burj Dubai is being undertaken in phases across various levels to match the project timelines. More than 80 storeys currently don the high-performance cladding system. The primary materials used are reflective glazing, aluminium and textured steel spandrels, and vertical stainless steel tubular fins. This accentuates Burj Dubai’s height while lending it with a shimmering slenderness.

Mr Ahmad Al Matrooshi, UAE Managing Director, Emaar Properties, said: “The architectural and design splendour of Burj Dubai is now coming to fruition with the installation of the cladding, which is being executed on an accelerated schedule. With 50 per cent of the work completed, Burj Dubai is setting new milestones in the speed of construction of super-high-rises.”

Mr Bashar Kayali, General Manager, Arabian Aluminium Company - a member of Al Ghurair Construction Industries LLC, said: “We are deploying innovative techniques in the cladding work, and 50 per cent of the work was completed in less than seven months – a record of sorts. The logistics of cladding Burj Dubai, with other aspects of construction going on simultaneously, is very demanding, and we are utilizing advanced technologies to complete the work on schedule.”

Burj Dubai is now taller than Taipei 101 (508 metres; 1667 ft) in Taiwan and CN Tower (553.33 metres; 1815.5 ft) in Toronto, Canada. More than 5,000 consultants and skilled professional workers are employed on-site at the tower.

Emaar is partnering with South Korean construction major Samsung Corporation and New York-based Project Manager Turner Construction in constructing Burj Dubai, which was designed by Adrian Smith and Skidmore, Owings & Merrill of Chicago.

Burj Dubai will feature residences, commercial space and retail space and hospitality elements including the world’s first Armani Hotel and Armani Residences. The Armani Residences, launched recently, received overwhelming customer response.

Burj Dubai is the centrepiece of Emaar’s flagship project, the AED 73 billion (US$20 billion) Downtown Burj Dubai – the new centre of the city that already has a thriving community of residents. Three hospitality projects – Al Manzil, Qamardeen and The Palace, Old Town – have opened apart from Souk Al Bahar, a shopping mall inspired by Arabesque architectural elements.

Homes have been handed over to the owners in The Residences and The Old Town, and there is huge demand for the new residential projects, 29 Burj Dubai Blvd, Claren and Standpoint, which were unveiled recently. Lending further charm and energy to the community are the various lifestyle and leisure activities being held on the Burj Dubai Boulevard. In close proximity to Burj Dubai is The Dubai Mall, one of the world’s largest shopping and entertainment destinations, to open later this year.
